Planning Permission can be refused on “Agricultural Heritage “grounds if there is evidence of Ridge & Furrow landform like the one the cows are grazing at the back of this picture.
It’s the field equivalent of being listed because it often denotes ancient land boundaries. In reality, it completely depends on the Planning Inspector & your Planning Consultant and buying a property with ridge and furrow land needn’t mean you can’t build at all but as with all these things, it's better to be forewarned.
